Havering Council and Wates Residential have hit a major milestone in the borough’s 12 Estates Regeneration Programme with the completion of demolition works at Chippenham Road in Harold Hill.

The site, located between Chippenham Road, Kings Lynn Drive and Dartfields, has now been completely cleared to make way for 138 new homes ranging from one to four bedrooms.

The demolition began in July and took just 14 weeks to complete, using low-impact techniques such as concrete nibblers to keep noise and vibration to a minimum.

This marks the start of Phase Two of the Harold Hill Town Centre regeneration programme, running alongside Phase One — The Family Welcome Centre — and Phase Three — the Farnham and Hilldene scheme.

Once complete, the new development will include shared green spaces, community gardens and play areas designed to bring people together and support residents’ wellbeing.

The project is part of a joint venture between Havering Council and Wates Residential, which aims to deliver 3,500 new homes across 12 estates in the borough. The programme will double the number of council-rented and affordable homes available to local people.

At New Green, for example, the partnership has already delivered 197 affordable homes, while the Park Rise retirement village has added 175 more, including council, shared ownership and private properties. The next phase — Blocks 9 and 10 at Waterloo and Queen Street — is now heading to planning following extensive community consultation and will provide another 107 homes.

Councillor Ray Morgon, Leader of Havering Council, said: “It’s exciting to see the latest phase of this new development. The transformation of Chippenham Road is a key part of our Harold Hill masterplan, ensuring regeneration that benefits Havering residents, businesses and future generations.”

Paul Nicholls, Regional Managing Director for London at Wates Residential, added: “We’re proud to be progressing with this vital regeneration. Clearing the site at Chippenham Road is a significant step forward in our commitment to delivering high-quality homes and vibrant communities.”

With demolition now complete, construction on the new homes will begin shortly — another clear sign that Harold Hill’s regeneration is gathering real momentum.
