Havering house prices rising faster than London average

Havering has seen a significant rise in both property prices and rental costs, outpacing the average growth across the capital.

New data from the Office for National Statistics (ONS) shows the average house price in Havering reached £444,000 in February 2025, marking a 6.8% increase compared to the previous year. By comparison, the average property price in Greater London rose by only 1.7% over the same period.

Private rents in Havering have also climbed sharply. The average monthly rent now stands at £1,478, an increase of 10.3% year-on-year.

The borough’s rising popularity is being driven by factors such as its improved transport links via the Elizabeth Line, a growing population, and its position as a traditionally more affordable outer-London location.

This upward trend is contributing to growing affordability concerns, particularly for first-time buyers and renters. With property prices and rental costs continuing to rise, access to affordable housing in Havering is becoming an increasing challenge for many residents.

Local authorities and developers are likely to come under continued pressure to address these issues in future planning strategies.
