Work is set to begin on the long awaited redevelopment of Albert Road in early February 2026, as Havering Council confirmed a major step forward in its regeneration programme.

The scheme will see a locally listed historic building brought back into use while delivering nine much needed family homes in Romford. The development includes one two bedroom house and eight three bedroom houses, aimed at supporting families while protecting the site’s historic character.

The original building, which dates back to the late 1800s, will be retained and refurbished, with partial demolition allowing the creation of four homes within the historic structure. A further five new houses will be built to the rear of the site. As part of the works, the original 1883 school dedication plaque will be preserved.

Havering Council says the project strikes a balance between regeneration and heritage, ensuring the historic core of the building is protected while delivering modern housing.

Cllr Graham Williamson, Cabinet Lead for Development and Regeneration, said:
“Breaking ground at Albert Road is a big step forward for Havering.
This project will deliver high-quality homes through Mercury Land Holdings.
We’re excited to see work underway and will keep residents updated throughout.”

Mercury Land Holdings, which is delivering the scheme, says it is proud to be involved in preserving a piece of Romford’s history while helping address local housing need.

Christopher Hobbs, Director, Mercury Land Holdings, added:
“MLH is pleased to be bringing forward and preserving the historic building but also creating much needed family homes in Romford.”

The start of works at Albert Road marks another visible milestone in Havering’s regeneration plans, with construction now firmly on the horizon and residents set to see activity on site early next year.
