Disused buildings at St George’s Hospital in Suttons Lane, in Hornchurch, will be torn down under a new scheme proposed by developer Purewal Equity.

They plan to build four semi-detached homes, each with four bedrooms.

In a design statement submitted to Havering Council in early May, Form Architecture said the two-storey, brick-built homes had been designed to “reflect the character and architectural style of the surrounding area, to provide a harmonious addition to the street scene”.

The firm added that the extra homes, though relatively few in number, will “help meet the council’s housing delivery targets”.

One of the biggest financial burdens on Havering Council is housing, and the town hall needs to approve – and see the completion of – 1,262 new homes per year.

In February, the council was forced to borrow £88million from the central government to cover a budget shortfall of £74m.

It overspent its housing budget by £6.1m last year, paying high fees to keep homeless families in nightly hotels or bed-and-breakfast style accommodation.

Due to the number of transport links and other local amenities, Form Architecture says the site is an “extremely sustainable location for redevelopment”.

The site is adjacent to the RAF Hornchurch Heritage Centre, which was recently listed as a non-designated heritage asset.

The disused ambulance station itself is of “no heritage value and makes a neutral contribution to the setting of the RAF Hornchurch Heritage Centre,” the architecture firm said.

Separate plans for 163 homes on the hospital site were approved in 2018. Construction is still underway.

A decision is due on the scheme by 9th July.
